1. Role and Responsibilities:

  • Schedule Management: Track the progress of the project against the timeline, addressing any delays or issues promptly.
  • Budget Monitoring: Oversee the project budget, including monitoring expenses, approving change orders, and ensuring cost control.

2. Pre-Construction Phase:

  • Review Plans and Specifications: Examine the architectural and engineering plans to ensure clarity and feasibility.
  • Site Preparation: Verify that site conditions are properly prepared and that all necessary permits and approvals are in place.
  • Contractor Coordination: Confirm that contractors and subcontractors are selected and their responsibilities clearly defined.

3. Construction Phase:

  • Daily Inspections: Conduct regular inspections to ensure work is being carried out as per the plans and specifications.
  • Coordination: Facilitate communication and coordination among architects, engineers, contractors, and other stakeholders.
  • Safety Management: Ensure adherence to safety regulations and practices to protect workers and the public.
  • Problem Solving: Address any issues or discrepancies that arise during construction, such as design changes or unforeseen conditions.
  • Progress Reporting: Provide regular updates to stakeholders on the status of the project, including progress, issues, and changes.

4. Quality Assurance:

  • Inspection and Testing: Oversee inspection and testing of materials and workmanship to ensure compliance with quality standards.

5. Financial Management:

  • Change Orders: Review and approve change orders or variations to the original scope of work, assessing their impact on the budget and schedule.
  • Payment Processing: Verify and authorize payments to contractors and suppliers based on completed work and contractual agreements.

6. Communication:

  • Issue Resolution: Act as a mediator to resolve conflicts or disputes between parties involved in the project.

7. Project Completion:

  • Punch List: Prepare and manage a punch list of any remaining tasks or issues that need to be addressed before final acceptance.
  • Handover: Coordinate the handover process, including the transfer of keys, manuals, and warranties to the client.
